Terms & Conditions - the basics

By booking a stay at Painted Sky Rentals, you agree to the following terms and conditions, which govern your use of our property and services.

1. Booking and Payment

Reservation Confirmation: Your booking is confirmed upon receipt of full payment.
Payment Methods: All payments must be made through the HomeAway processing system.

2. Cancellation Policy

Full Refund: Cancellations made before April 6 at 11:59 PM (local time) are eligible for a full refund.
Partial Refund: Cancellations before April 13 at 11:59 PM (local time) will receive a 50% refund, minus service fees.
No Refund: Cancellations after April 13 are non-refundable.

3. Check-In and Check-Out

Check-In: After 4:00 PM on the arrival date.
Check-Out: Before 11:00 AM on the departure date. Late check-outs may incur additional fees.

4. House Rules

Smoking: Smoking is strictly prohibited inside the property. A $500 fine will apply for violations.
Occupancy: Only registered guests may stay overnight. Unauthorized guests may result in additional charges or termination of the rental agreement.
Pets: A maximum of two pets (dogs/cats) is allowed. Guests are responsible for any damage caused by their pets.
Events: Parties and large gatherings are not permitted.

5. Guest Responsibilities

Property Care: Guests must keep the property and all furnishings in good order.
Appliance Use: Appliances should be used only for their intended purposes.
Noise Levels: Please respect neighbors by keeping noise to a minimum, especially at night.

6. Liability

Guests assume all risks of property loss, damage, and personal injury during their stay.
Homeowners are not responsible for accidents, injuries, or illnesses that occur on the premises.
Homeowners are not responsible for the loss of personal belongings or valuables.

7. Access

Homeowners or their agents may enter the property at reasonable times for repairs, maintenance, or inspections.

8. Parking

On-site parking is available. Guests must park in designated areas only.

9. Additional Terms

Guests may not assign or sublet the property without written consent.
Violations of these Terms & Conditions may result in immediate termination of the rental agreement without refund.

10. Governing Law

These Terms & Conditions are governed by the laws of the State of Oregon.
